Compulsory Earthquake Insurance, known as TCIP or ZDS in short, is a mandatory insurance product with coverage provided by the Natural Disaster Insurance Institution (TICP/DASK), which was established in 2000. TCIP was developed to secure all houses within its scope against earthquakes with payable TCIP premiums.

TCIP insurance is a compulsory insurance for covered property owners. TCIP is required for residential buildings and the independent sections such as commercial premises, shops and offices inside these buildings. There are no penalties for not having TCIP. Homeowners who do not take out TCIP will not be fined. 

However, TCIP insurance, also known as Compulsory Earthquake Insurance in public, is mandatory for selling houses or providing houses with utilities such as natural gas, electricity and water. Utilities such as natural gas, electricity and water are not provided to houses without a TCIP policy; these houses cannot be sold without TCIP. In addition, if non-TCIP houses are damaged in earthquakes or related events, the owners of these buildings cannot benefit from the payments to be made by the Turkish Natural Catastrophe Insurance Pool. With Compulsory Earthquake Insurance, the TCIP covers the material losses which are directly caused by an earthquake and any fire, explosions, tsunami or landslides which occur as a result of an earthquake within the limits specified in your policy, in cash. Compulsory Earthquake Insurance covers damage that may occur in the foundations, main walls, common walls separating independent sections, garden walls, retaining walls, ceilings and floors, stairs, lifts, landings, corridors, roofs, chimneys and complementary parts of the structure similar to these sections. TCIP policy coverage amounts are determined according to the year of construction, building usage type, number of floors, building style, damage status and square footage.
